BIM-centred from day one. Structure, services, finishes and interfaces coordinated in one federated model before manufacture, giving the client a digital record of what was built.
SEMCO designs, manufactures and delivers volumetric modular buildings from a 38,000 sq ft factory in Newhaven. Homes, classrooms, workplaces and leisure buildings, built indoors to a certified system, installed in days and handed over on programme.
One team, one build system and one point of accountability from brief to handover, with BIM, live production data, automation and AI applied at every stage.
Councils, funders, frameworks, architects and clubs we have built with and for.

Precision, long-term quality, accountability and sustainability are engineered into the build system, not added at the end. Every module is inspected and recorded under our ISO 9001-certified quality management system, and every claim on this page is one we can evidence to a client.
