SEMCO is an ambitious, agile team based in Newhaven, designing and manufacturing modular buildings for the South East. We believe industrialised construction offers better work and different career paths from traditional construction. If you see a better way to design, make and deliver buildings, we want to hear from you.
Most of the industry still builds the way it did fifty years ago: outdoors, one site at a time, with the quality depending on the weather and whoever turned up that morning. We build indoors, in a factory, to a system. We think that is the start of a better industry.
That takes different people. Carpenters and multi-skilled operatives who want to master a process rather than chase the next site. Engineers and designers who want to see their models become buildings in weeks. Planners, quality inspectors, buyers and project managers who like data and want control over what they deliver. People from outside construction who bring manufacturing, digital or logistics experience with them.
And people who have already done it at scale — at a Tier 1 contractor, a major modular manufacturer or a product and technology business — and want to apply what they know to a problem that has not yet been solved: the industrialisation of UK construction.
We are a lean, forward-thinking team. Everyone here has a direct effect on what SEMCO becomes.
Our ambition is to be the South East’s leading provider of industrialised construction. The systems, the culture and the standards that get us there are set by the people here now — not inherited from a head office.
A lean team means more responsibility, sooner. We fill roles from within wherever we can, and we invest in training because our progress depends on yours.
Every module starts as a BIM model and is inspected and recorded at every station on the line. Automation and AI are being built into the way we work. You will learn how buildings are made with data as well as hands.
There is no distance between the factory floor and the decisions. If you see a better way to do something, it gets tried. Ideas that improve the system become the system.
To create spaces that improve how people live, learn, stay and work — in a smarter, more efficient and more sustainable way.
The homes we build give people somewhere to live. The classrooms, workplaces and leisure buildings we make are used every day by people who will never know our names. That is the point. The work is about them, not us — and it is why we hold ourselves to a standard the industry rarely does.

Frame, fit-out, M&E, finishing, quality and production planning. Indoors, Monday to Friday. Operatives who build competence across the line are the people we look to first for team leader and supervisor roles.
BIM, DfMA, structural and building-services design, and the digital tools that connect the model to the factory floor. See your work built within weeks, not years.
Programme, site installation, contracts, estimating, procurement and client relationships. Control over delivery that traditional construction cannot offer.
Apprenticeships and first roles for people who want to learn a trade and a system at the same time, delivered with local further education providers. Every apprentice has a named workplace mentor and an agreed training plan, and is inducted on our build system and quality standards before starting on the line.
SEMCO is a proud member of Prisoners Building Homes, the programme that connects modular manufacturers with people in custody and on release. We employ people on Release on Temporary Licence (ROTL) in our factory, held to the same standard and given the same induction and training as everyone else on the line. A factory is a good place to rebuild a working life: regular hours, a clear process, a team that depends on you, and a skill you can take anywhere. We do this because it works — for the people involved, for our factory and for the communities our buildings go to.
Tell us what you do and why industrialised construction interests you. We read every application and keep in touch with people we want to work with. careers@semco.systems
Our promise to clients is a construction industry that is faster, cleaner, more attractive and more accountable. “More attractive” includes to the best people in construction, manufacturing and technology. If you have led at a Tier 1 contractor, a modular manufacturer or a product or technology business, this is what you will find here.

We would rather you walked the line first. Book a visit and judge it for yourself.
