Lower Carbon.Measured, Not Claimed.

Our build system has been through an independent whole-life carbon assessment. The headline is a 90% reduction in embodied carbon against a conventional build. The detail is available to any client who asks for it.

90%
Lower embodied carbon

Against a conventionally built equivalent, per the independent life-cycle assessment of our build system.

LCA
Certified by MetSims

Whole-life carbon assessed and certified by MetSims, an independent sustainability consultancy.

FSC
Certified timber

Every piece of timber in the frame is FSC certified. Carbon stored for the life of the building, in place of steel and concrete.

ISO 14001
Certified EMS

Environmental management certified and audited, with the evidence held in one business management system.

The Procurement Case

Carbon Is NowA Procurement Question.

Councils have declared climate emergencies. Homes England, framework operators and lenders ask for whole-life carbon numbers at tender, not at handover. Schools and universities report Scope 3 emissions. A low-carbon building is now a scoring criterion.

Timber-framed volumetric manufacture answers that directly. Timber stores carbon; a factory uses materials to the millimetre; and a building that arrives substantially complete generates a fraction of the site emissions, waste and deliveries of a traditional build.

  • Independent LCA figures you can put in a planning statement or a bid.
  • Embodied carbon reported per module and per building.
  • Operational performance designed in: airtightness, insulation and MVHR as standard options.

How We Do It

Sustainability Built IntoThe SEMCO Build System.

01 — Materials

Timber First

Our modules are built on an engineered timber frame, and all of the timber is FSC certified. Timber sequesters carbon for the life of the building and replaces the steel and concrete that drive most of a conventional build’s embodied emissions.

Specified for Life

Materials are chosen for durability and recyclability as well as first cost. Every supplier’s environmental standards are monitored through our approved supply chain system, and the specification sits in a single central build system, so every project starts from the same assessed baseline.

02 — Manufacture

Factory Precision

Repeatable processes and digital design mean materials are cut to order and off-cuts are segregated and recycled. Waste on a factory floor is measured in skips per year, not per week.

A Controlled Environment

Building indoors removes weather delays, protects materials from damage and allows airtightness and insulation to be installed and inspected properly, every time.

03 — Site

Fewer Deliveries

Completed modules arrive on a planned schedule and are installed in days. Compared with a traditional programme, that means fewer vehicle movements, less plant and a shorter period of disturbance for neighbours.

Less Groundwork

Lighter structures need lighter foundations, which means less concrete and less excavated spoil.

04 — In Use

Low Running Costs

Fabric-first design, high insulation values and airtight construction reduce heating demand. Air-source heat pumps, MVHR and PV can be specified from the outset, with the module designed to carry them.

Built to Move

A volumetric building can be relocated. For meanwhile housing and temporary education accommodation, the asset is reused rather than demolished — the lowest-carbon outcome of all.

Common Questions

Straight AnswersFor Sustainability Teams.

What does “90% lower embodied carbon” actually mean?
It is the reduction in embodied carbon (modules A1–A5, cradle to practical completion) of our standard build system compared with a conventionally built equivalent, as measured in an independent life-cycle assessment carried out and certified by MetSims. We will share the assessment summary, its assumptions and the comparison baseline with any client on request.
Can you provide project-specific carbon figures for a bid or planning application?
Yes. Because our modules are standardised, we can report embodied carbon per module and roll it up for a specific scheme, alongside operational energy modelling. Figures come with the methodology so your consultants can check them.
Where does your timber come from?
All of our timber is FSC certified. Supplier certificates are held on file, and every supplier’s environmental standards are monitored through our approved supply chain system. Documentation can be provided for any project.
What happens to the building at end of life?
Volumetric modules can be disconnected and relocated, which is how our meanwhile housing is designed to be used. At true end of life, the timber frame and most components can be separated and recycled. We design for disassembly rather than demolition.
Which sustainability standards do you hold?
Our environmental management system is certified to ISO 14001, our build system is LCA certified by MetSims, and our timber is FSC certified. We are a signatory to the Social Value Charter and report social value using the TOMS framework. See Accreditations for the full list and what is in progress.
